NOTICE OF HEARING TO LEVY NON-AD VALOREM ASSESSMENT FOR THE FIRST TIME

2017 Assessment Parcels

Notice is hereby given that the Key Largo Wastewater Treatment District Board of Commissioners will conduct a public hearing to levy non-ad valorem assessment for the first time per 197.3632, Florida Statutes.

The hearing will be held at 5:00 p.m., or as soon thereafter as the matter can be heard, on July 25th, 2017 at the District office located at 103355 Overseas Highway, Key Largo, Florida, for the purpose of receiving public comment on the proposed amendments to the District’s non-ad valorem assessment rate.

All affected real property owners have a right to appear at the hearing and/or to file written comments with the District within 20 days of this notice. If a person wishes to appeal any decision made by the District with respect to any matter considered at the hearing, such person will need a record of the proceedings, and may need to ensure that a verbatim record is made, including the testimony and evidence upon which the appeal is to be made.

Copies of the Resolutions amending the District’s non-ad valorem assessment rate, and all supporting documents, are available for inspection and copying at the District office located at 103355 Overseas Highway, Key Largo.

Special assessments will be collected by the Monroe County Tax Collector in annual payments on the property tax bill, as authorized by Section 197.3632, Florida Statutes. Failure to pay assessments will cause a tax certificate to be issued against the real property, which may result in loss of title.

The District collects assessments in 20 annual payments. However, the number of payments for a tax parcel that was created by subdividing it from another parcel, will not exceed the number of payments remaining on the parent parcel’s assessment payment program. Property owners have the option to prepay their assessment in its entirety at any time.
